Land Transfer Tax Calculator
Ontario Land Transfer Tax uses a sliding scale. Properties in the City of Toronto also pay a matching Municipal LTT (with additional luxury tiers above $3M). First-time buyers may qualify for rebates of up to $4,000 provincially and $4,475 in Toronto.
Property Details
First-time buyer rebate requires: age 18+, Canadian citizen or PR, has never owned a home (or interest in one) anywhere in the world, spouse has never owned during your marriage, and the home is occupied as principal residence within 9 months.
Toronto also applies additional luxury tiers on residential properties above $3M (up to 7.5% on portions over $20M).
